Zirakpur’s final master plan approved

With its much-awaited final master plan being approved by the Punjab Regional and Town Planning and Development Board, Zirakpur is now on the road to planned and orderly development.

The master plan was approved in a recent meeting chaired by Punjab Chief Minister Parkash Singh Badal, who is the chairman of the board.

The board gave its approval after taking into account the objections and suggestions received from the public. Objections to the draft master plan were also submitted by the Shiromani Akali Dal-led Zirakpur Municipal Council.

Last year, final master plans of Mohali, Nayagaon and Mullanpur were notified.

Now, the final master plan of Zirakpur, which was notified last week, has come into operation. It envisions Zirakpur as a regional centre in the Greater Mohali Area with accompanying industrial clusters, sports hub and a large urban playground around Ghaggar river, the area's greatest natural asset.

The regional centre will be a hub of commercial, civil and cultural activities. Retail, office, hotel and convention facilities will comprise the bulk of commercial space in the area.

The retail space will be in low-rise (3-4 storey) buildings and offices will be located in higher buildings. Hotels and convention facilities will be located at the gateways leading to Zirakpur.

Civil, cultural and entertainment facilities will be provided at public open spaces and plazas. These spaces will be pedestrian-oriented with high density of development.

According to the master plan, 23.4 per cent of the land would be used for residential purposes, 23.2 per cent for rural settlement and villages, 11.3 per cent for agriculture, 7.9 per cent for industrial, 7.3 per cent for green spaces, 0.4 per cent for institutional and 16.3 per cent for other uses like water bodies, roads and built-up areas. Also, 10.2 per cent of the land would remain restricted area for defence and airport expansion.
